Flourtown prices rose even as homes took longer to sell

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. Rates that high slow buyers down. Yet Flourtown prices still rose sharply. That tension is the whole story right now.

The Real Estate Data Aggregator counted 20 homes sold in ZIP 19031 in the three months ending August 31, 2026. That is up 53.8% from the same months of 2025. More homes sold, and they sold for more. The median sale price rose 51.3% to $741,499 year over year. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Flourtown moved well ahead of that national pace.

Prices rose, but homes did not all move fast

The Real Estate Data Aggregator shows the median days on market in ZIP 19031 was 27 days in the three months ending August 31, 2026. That is 15 days longer than the same period of 2025. Not every listing moved quickly. That is a fair and honest read of this market.

At the same time, Realtor.com reported that nationally, 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Flourtown did not follow that pattern. The Real Estate Data Aggregator shows homes here sold at 100.4% of list price on average. Sellers got above their asking price, on balance.

Still, the share of homes going under contract within two weeks of listing dropped 36.2 points from a year before, to 43.8%, per the Real Estate Data Aggregator. Buyers had more time to decide than they did in 2025. That is a real shift worth knowing.

Supply stayed tight

The Real Estate Data Aggregator counted only 12 homes for sale in ZIP 19031 during the three months ending August 31, 2026. That is down 29.4% from a year before. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Flourtown's inventory moved in the opposite direction.

With 1.8 months of supply, per the Real Estate Data Aggregator, Flourtown stayed firmly in seller territory. Fannie Mae forecast the 30-year fixed rate would average 7.4% for the full fourth quarter of 2026, according to CNBC. That backdrop did not loosen Flourtown's supply.
