Dresher prices eased, but buyers still paid over asking

The number that matters most for Dresher homeowners right now is 103.6%. The Real Estate Data Aggregator counted 16 homes sold in ZIP 19025 in the three months ending August 31, 2026. On average, those homes closed at 103.6% of their list price. That is up 1.6 points from the same period in 2025. Price still matters here. But the right price still draws real competition.

The median sale price was $702,500, down 9.4% from the same three months in 2025, according to the Real Estate Data Aggregator. That dip is real. At the same time, the Federal Housing Finance Agency reported U.S. prices rose 2.6% year over year through July 2026. Dresher moved in the opposite direction. That gap tells you that list price discipline matters more here than in most places right now.

Buyers are moving fast on the right home

The Real Estate Data Aggregator shows the median home in Dresher went under contract in 17 days. That is 17 days faster than the same period in 2025. Speed like that, in a period when Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025, says buyers here are not waiting around when a home is priced well.

The Real Estate Data Aggregator counted that 68.8% of Dresher homes sold above list price in the three months ending August 31, 2026. That share is up 12.3 points from 2025. Not every home got there. But nearly 7 in 10 did. The ones that did were priced to earn that result, not priced to hope for it.

More homes are coming to market, and fewer are going under contract

The Real Estate Data Aggregator counted 9 homes for sale in Dresher during this period, up 28.6% from 2025. New listings rose 5.9% to 18. At the same time, pending sales fell 43.5% to 13. Supply is still tight at 1.7 months. But the direction of pending sales is worth watching.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Dresher is not immune to that pressure. The median price here fell 9.4%. But the sale-to-list ratio and the above-list share both rose. That tells you the homes that were priced right still won. The ones priced too high did not get a free pass.

CNBC reported that Fannie Mae forecast the 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026, and 7.5% through 2027. The average contract rate for 30-year fixed mortgages with conforming loan balances was 7.50%, also reported by CNBC. That cost is real, and it is shaping what buyers will stretch for.

In short
  1. Dresher's median price eased 9.4% in the three months ending August 31, 2026. But homes still closed at 103.6% of list on average, and nearly 7 in 10 sold above asking.
  2. Price discipline is what separates the homes that competed from the ones that sat.
