Ardmore homes still moved fast, even with higher mortgage rates
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That is the number that changes what sellers and buyers should expect right now.
Even so, Ardmore held its pace. The Real Estate Data Aggregator counted 38 homes sold in ZIP 19003 in the three months ending August 31, 2026. That is up 11.8% from the same three months in 2025.
The Real Estate Data Aggregator shows 64.5% of Ardmore homes went under contract within two weeks of listing. That is down 4.3 points from a year before, a small dip. But nearly two in three homes still moved that fast. Serious buyers are still showing up.
The Real Estate Data Aggregator put median days on market at 34, exactly where it sat a year before. Homes still averaged 102.2% of list price at sale. Buyers paid over asking more often than not.
One number that did soften
The median sale price in ZIP 19003 came in at $490,750 for the three months ending August 31, 2026. That is down 10% from the same period in 2025, according to the Real Estate Data Aggregator. Speed held. Price gave some ground.
The Real Estate Data Aggregator shows 47.4% of homes sold above list price. That share is down 17.3 points from a year before. So not every home drew a bidding war. But nearly half still did. Pricing carefully still matters.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Ardmore's 10% price dip fits that wider pattern. It is not unique to this market.
CNBC reported that a monthly payment on a median-priced home now takes about 33% of a median family's income. In 2022 that figure was 26%. Buyers here are working with tighter budgets, and they still showed up.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Ardmore's median price moved the other way over that stretch. That is worth knowing if you are setting a number.
Supply is still tight
The Real Estate Data Aggregator counted 21 homes for sale in ZIP 19003 during the period. That is up 31.3% from a year before. More choices for buyers, but still just 1.7 months of supply. That is a thin market.
New listings fell 8.1% from a year before, to 34. Fewer sellers listed, yet more homes sold. That gap kept things competitive.
